All you need to know about e Khata

Let’s understand the concept of khata

‘Katha’ is a word that almost every Indian knows. It means quite a few different things in different languages. The meaning also changes colloquially. When translated to English, the word khata means ‘account’, but in the context of property and property-related transactions in the city of Bengaluru, Khata actually denotes a legal document that recognizes a specific property, and legal information binding that property.

An e-Khata is an organised computerized or electronic version of a Khata that contains the necessary information, such as the owner of the property’s name, address, and all the other relevant information on the area’s property taxes that one might need to understand about the respective property.

Why is e khata necessary?

E khata is a document that records property ownership that is the accurate and relevant details from the property owners to the other weighing factors and tax payments in Bangalore, India. The E-Khata system was introduced by the Bruhat Bengaluru Mahanagara Palike (BBMP) to efficiently facilitate property transactions and diligently reduce corruption.

This predominant E-Khata system is applicable to those properties that are built without BBMP approval but have paid property taxes regularly and by abiding by the rules. These properties are categorized as ‘B’ Khata properties. E-Khata provides legal and accurate status for these residential and commercial properties and enables property owners to apply for building approvals, loans, and other necessary facilities that are required for a seamless process.

To obtain an E-Khata for a particular residential or commercial property, property owners must provide the necessary and precisely accurate documents such as the property deed, tax receipts, location details and property sketch such as the detailed plan. The BBMP will carefully verify the documents and issue an E-Khata certificate for that assigned property. The E-Khata certificate contains the property details, tax assessment, and the property owner’s details.

BBMP – their role in e khata

The Bruhat Bengaluru Mahanagara Palike or as we call it the BBMP plays a crucial and vital role in the accurate implementation of the E-Khata system in the city of Bangalore. As the local civic authority, the BBMP is solely responsible for issuing E-Khata certificates to eligible property owners that provide all the necessary information on the property as well as the property owner’s details.

The BBMP also efficiently uses the E-Khata system to track all possible property transactions and prevent potential fraud. This predominant E-Khata system ensures that property transactions are absolutely transparent and truly legitimate, which greatly reduces corruption which seems to be one of the most sensitive issues that need attention and diligence, and ensures that property owners get their due rights.

Significantly speaking, the BBMP’s major role in the E-Khata system is critical to the smooth functioning and seamless processing of property transactions in Bangalore. The system has brought about greater transparency and efficiency in property transactions, making the whole journey from beginning to end easier for property owners to obtain legal status for their properties.
